Ontario's 2016 Rent Increase Guideline is 2.0%

Ontario has set the guideline on rent increases for 2016 at 2%. The guideline amount for 2015 was 1.6%.
The rent increase guideline of 2% for 2016 is the maximum a landlord can automatically raise a tenant's rent without the approval of the Landlord and Tenant Board. It is applicable to rent increases between January 1 and December 31, 2016.  
The guideline is based on the Ontario Consumer Price Index, a measure of inflation calculated monthly by Statistics Canada that reflects economic conditions over the past year.
Generally, a landlord can only increase the rent by a guideline amount set annually by the Ontario government.
However, under certain circumstances, a landlord can apply to the Landlord and Tenant Board for a rent increase that is above the guideline amount. The landlord can apply for the following reasons:
o   The landlord’s costs for municipal taxes and/or utilities (heat, water and electricity combined) have increased by an “extraordinary” amount.
o   The landlord did extraordinary or significant renovations, repairs, replacements or new additions to the building or to individual units. This is called “capital expenditures.”
o   The landlord’s costs for security services increased, or the landlord began providing security services for the first time.

Capreit obtained above-guideline increases for 6, 7 & 8 Park Vista in 2015. The amounts granted were lower than what Capreit was seeking thanks to efforts by the Park Vista Tenants' Association, which hired a paralegal to challenge the increases. 
Capreit has applied for an above-guideline increase for 97 rental units at 2 Park Vista. A hearing date has not yet been set.

The Capreit regional office at 8 Park Vista will be open as follows:

    Saturday, January 2: 9 a.m. - noon

Do not hesitate to drop off work orders or rental payments at
2, 6, 7 & 8 Park Vista site office.

Festive Fundraiser Supports Local Women's Shelter

Amazing Grace St. John and the tenants of 2 Park Vista gathered together December 6 to collect gifts and raise money to help a local women’s shelter.

The event raised $260 for the shelter and six large bags of toys were donated, along with a box of assorted dolls lovingly hand-crafted by Carole Ward.

Tenants were treated to baked goodies, holiday music and lively conversation. Guests even got to greet the season’s star icon, Santa, a role performed with jolly flair by Roy Delavigne, who has more than 15 years of experience as a mall Santa. Roy took time out from his busy holiday schedule to support a worthy cause.

When the event ended, Santa’s helpers Lexi, Max, Zoe and Gabby made sure the gifts were safely delivered to YWCA shelter manager Carla Netro for needy families to enjoy this holiday season.

Toy Mountain Toy Drive a HUGE success!

And the Grinch, with his Grinch-feet ice cold in the snow, stood puzzling and puzzling, how could it be so? It came without ribbons. It came without tags. It came without packages, boxes or bags. And he puzzled and puzzled 'till his puzzler was sore. Then the Grinch thought of something he hadn't before. What if Christmas, he thought, doesn't come from a store. What if Christmas, perhaps, means a little bit more.

Christmas does mean so much more than "packages, boxes or bags", but for a child to receive a gift on Christmas morning, to watch the light fill their little faces as they peel back the wrapping - this is the greatest gift of all! 

The PVTA is so thankful for all the wonderful gifts that were donated by generous tenants at our toy drive. We have already taken the toys to a drop-off location for Toy Mountain where they will be distributed throughout the city. We had over 65 toys donated and over two dozen tenants came out to support the drive (and also to munch on some delicious home baking and fresh brewed coffee). In addition to the toys, we also raised $25 to be donated to Toy Mountain. 

Thanks to Colleen LeBlanc, Maryanna Lewyckyj, and Chelsea Berry for making this event a success.

PVTA ANNUAL GENERAL MEETING (OCTOBER 20, 2015) - A GREAT SUCCESS!!

This is my last blog as President/Chair of PVTA and wish the new PVTA Board best wishes for continued and even greater success!

The evening couldn't have gone any better, with our esteemed and honoured guests that took time out of their hectic and busy schedules to join in support and encourage our efforts to make an improved difference.







Very special thanks to Arthur Potts, MPP, Beaches-East York, Janet Davis, Councillor Ward 31, Beaches-East York and Kevin Milburn, Paralegal. They spoke on affordable housing, existing laws and actions they have taken and propose to take to make improvements. We are very  lucky to live in a residential community with this type of support and my heartfelt gratitude to the Board Members that worked hard and with due diligence in putting together and supporting me in this very successful event.


We held a 50/50 Draw and the lucky winner is Janet Cherry, holding Ticket #375846 received $38.50, we collected a total $77.00. Congrats!!!





Please continue to support the Park Vista Tenants' Association, your support and membership is of tremendous value and without our Members, none of the success can be achieved.

PARK VISTA COMMUNITY EVENT - NIAGARA FALLSVIEW CASINO - THURSDAY, OCTOBER 22, 2015




Come join the great folks from Park Vista for a fun afternoon at the Niagara Fallsview Casino. The bus leaves 2 Park Vista at 12:00 noon.


On the bus games will be played for prizes or sit back relax and enjoy the ride.

The bus arrives at Fallsview Casino approximately 2:00 p.m.

You have 5 hours to enjoy Niagara Falls and Niagara Fallsview Casino.

The bus returns at 2 Park Vista approximately 9:00 p.m.

PARK VISTA FIRE SAFETY PLAN



The information below is provided by CAPREIT in conjunction with the Toronto Fire Department. Please read and become familiar with the instructions, if you should have any questions or concerns, do not hesitate to inform your Resident Manager and/or contact the Toronto Fire Department for more information.













IF YOU DISCOVER A FIRE IN YOUR SUITE

1. Leave the area of danger


2. Close all the doors in your path of exit. DO NOT LOCK the doors


3. Sound the ALARM - use the manual pull stations. Use a safe exit stairwell - DO NOT USE THE ELEVATORS


4. Telephone the FIRE DEPARTMENT (9-1-1) from an area of safety, giving building address, floor number and exact location of fire


5. Do NOT return to your suite until it is declared safe to do so by the Fire Department Official.




UPON HEARING THE FIRE ALARM


1. Turn off all appliances


2. Feel the door before you attempt to open it. If warm, do NOT open. Remain in your suite. Seal all openings using wet towels, sheets, etc. to prevent smoke from entering your suite.


OR


Feel the door before attempting to open. If NOT warm, open it cautiously. If the hallway is free of smoke or heat, take your key and leave your suite. Close the door.


DO NOT USE THE ELEVATORS. Use one of the exit stairwells. If smoke is present, use an alternative stairwell. If smoke is present in all stairwells, return to your suite.


3. Telephone the fire department (9-1-1) and give your exact location.


4. Open a window for ventilation and signal for help by waving a towel or sheet. Do NOT panic or jump.


5. Contact the Fire Department (9-1-1) from an area of safety. Do NOT assume that someone else has contacted the Fire Department!




NON AMBULATORY RESIDENTS


If you require assistance to leave the building in an emergency situation, please ensure that the resident manager is advised, so they can be prepared to assist you first.

CALLING ON ALL VOLUNTEERS - TREE PLANTING - WARDEN WOODS - SATURDAY, OCTOBER 3, 2015

START TIME - 10:00 AM

All equipment (shovels and gloves etc.) are provided.   It is recommended to wear sturdy, closed-toe footwear, long pants, jackets (looks to be cool, and may be wet), may need a hat and/or sunscreen as the tree planting is expected to run a couple of hours. Planting is on grass.

Please note that there is no water, no fountain and no washroom facilities available on site.


RAIN OR SHINE:   (exception, severe weather, high wind and or thunderstorms/heavy, steady rain). The current  forecast suggests a small chance of rain on Saturday, so fingers crossed.   



LOCATION:  Warden Woods - beside the parking lot off of the Pharmacy Avenue entrance (approx. 3 blocks north of Danforth Ave.) 

PARKING: Yes, park entrance/driveway is pedestrian and car shared roadway, please use caution.

TTC:   From Victoria Park subway station, take the Pharmacy 67 bus and the stop is Teesdale (approx. 3 stops), on Saturday mornings it departure at 9:30am and 9:45am.

CANADA POST PARCEL LOCKER AT PARK VISTA

As of October 1, 2015, 6, 7 and 8 Park Vista have each received their Canada Post Parcel Lockers and Pat Miller, Operations Manager, CAPREIT has advised that she will post the notice received from Canada Post to 6, 7 and 8 Park Vista, in which the content is provided below. CAPREIT has not yet finalized a location for the box parcel locker at 2 Park Vista, more to follow.

In mid to late September, Canada Post delivered the Post Parcel Lockers to 6, 7 and 8 Park Vista without any notice to CAPREIT.

Pat Miller requested from Canada Post a proper poster to replace the one that was provided. It should include detailed information on how to use this new post parcel locker. 

In the interim, please note the information as provided below:


CANADA POST PARCEL LOCKER

HOW IT WORKS


Canada Post delivers a parcel and places it in one of the locker's larger compartment, then return the key to the designated slot.


CAPREIT has been advised that with the parcel locker installed in our respective buildings, Canada Post will make sure that the occupants are informed about the locker and how it works.


If all locker compartments are full, or a parcel requires a signature, the agent attempts delivery at the occupant's door. If no one is home, the agent leaves a Delivery Card Notice in the occupant's regular mailbox to pick up the item at the closest post office.


SPECIFICATIONS

The parcel locker is designed for apartment buildings and condo projects. It measures 34.25 inches wide, 18 inches deep and 67.32 inches  high and holds six larger parcel compartments that are individually locked.


NEXT STEPS


The regional co-ordinator will contact CAPREIT to discuss needs and next steps., like choosing a locker location, taking measurements and scheduling.


Canada Post provides additional material on the parcel locker and its installation when they will meet with CAPREIT.


If the decision is to have a parcel locker require further approval, (i.e. head office) Canada Post representative will be available to address any questions.

If there are several buildings involved (as in the case of Park Vista), Canada Post will deliver parcel lockers to the property as supply allows. They may start with 1 location to guage occupants' response Canada Post encourages feedback.
